Fusion secures Gateway 2 approval for Lordship Lane PBSA

Fusion Group has gained Gateway 2 approval for a purpose-built student accommodation (PBSA) development on Lordship Lane in Wood Green, London.

CField Construction has been appointed as main contractor on the construction of the scheme, which is expected to have a contract value of nearly £100m. Construction is expected to finish in time for the 2028 academic year, after being granted planning approval in July 2024.

The wider scheme will comprise 636 PBSA bedrooms and 79 affordable homes which will be operated by a residential provider. It will also offer over 1,000 sqm of ground-floor amenity space and a double-height landscaped courtyard, including ground-floor retail.

Fusion’s Lordship Lane scheme is one of five developments being delivered as part of a £500m whole-loan facility secured from Maslow Capital in July this year.

The facility – one of the largest single-lender debt packages arranged for UK PBSA – is funding schemes in Birmingham, London, Loughborough, Glasgow and Cardiff, together delivering 3,146 PBSA bedrooms.

Marking Fusion’s first Gateway 2 approval, the business currently has three further developments submitted in the Building Safety Regulator’s pipeline – consisting of 541 bedrooms in Loughborough, 666 bedrooms in Brent Cross Town as part of Fusion’s joint venture with Cheyne Capital, and 807 bedrooms in Leeds – with a fifth application for Gateway 2 approval to be submitted for its new Canada Water site in Q2 2026.
